Proficient computer skills. Valid driver license must be maintained.Experience: Three to five (1-5) years in facility maintenance, with minimum of two (2) years experience with psychiatric patients preferred.JOB SUMMARY: Responsible for performing a variety of routine to skilled maintenance, repair, and alteration tasks on equipment, structures and vehicles to facilitate the provision of services appropriate to the ages and population served. His/her duties include unscheduled and preventive maintenance, equipment and facility repair/alteration/operation, record keeping of tasks performed, replacement of electrical, plumbing, and mechanical component parts, and the movement of equipment, materials and supplies. In addition to his/her specific duties, the Facilities Technician is responsible for reporting equipment, facility and safety, and vehicle problems he/she observes throughout the Facility. Demonstrates competence in these annual trainings as determined by the facility (via testing, demonstration, etc.) Maintains CEU requirements established by individual licensing agencies and assures that at least 50% of the CEU's relate to individual role responsibilities.Facilities Services - Preventative Maintenance Schedules inspection and preventive maintenance activities on a regular, ongoing basis according to facility procedure or equipment guidelines. Performs inspections and preventive maintenance on a variety of equipment according to established procedures to include: inspection, adjustment, and lubrication. Maintains accurate and timely documentation of PM activities.Facilities Services - General Maintenance Is viewed by Devereux staff as cooperative and responsive to staff and client needs related to general facility maintenance.. Demonstrates ability to perform routine electrical maintenance, replacement, or alteration of circuit wiring, switches, appliances, fixtures, etc. Demonstrates ability to perform general mechanical maintenance of facility equipment, kitchen equipment, etc. (excludes specialized and highly technical equipment requiring specialized training, experience, or equipment). Demonstrates ability to perform general plumbing maintenance - maintain, repair or replace such as: clogged or leaking sinks, clogged or leaking toilets, leaking faucets, fitting of copper pipe, and soldering. Demonstrates the ability to perform a variety of routine maintenance duties such as: repair and replace existing lighting (i.e. change bulbs, ballasts, order and change out light covers, install various types of lighting, etc.); clean and lubricate motors and other machinery; assemble equipment; and repair blinds mechanisms and related items. Demonstrates the ability to perform a variety of routine manual duties as required, such as moving supplies, furniture, equipment, removing trash, scrap material, and replacing light bulbs. Demonstrates the ability to perform minor carpentry work as required such as: repair/replace sheet rock (tape and float, texture, mud, etc.); repair/replace door hardware (knobs, hinges, sleeves, door closures, etc.); and repair/replace cabinets. Demonstrates effective painting skills: complete all type of prep work before painting (i.e., cleaning, sanding, taping, laying down tarp/covers); utilizes correct method for applying paint with rollers/brushes; and displays an understanding of the process for utilizing paint textures. Demonstrates safe operation and care of Power Tools/Equipment such as: hand tools, Weed eaters, Chain Saws, Drills, Automated saws, and Riding Mowers/Tractors (if in use). All repair work is completed in a manner that the item/area being repaired is returned to its original state or improved.Facilities Services - Heating , Cooling and Air Conditioning Demonstrates ability to service and make minor repairs to equipment including fans, motors, coils, thermostats, and regulating controls, replaces filters and fluids as necessary, maintains routine records of repairs accurately and in a timely manner.Facilities Services - Safety Management Carries out job duties with an awareness of safety implications and takes precautionary actions when indicated, demonstrates vigilance in identifying potential safety hazards at Devereux facilities/grounds and takes appropriate action to eliminate the hazard., implements and documents environmental monitoring activities accurately, completely, and in a timely manner, participates in fire drills, evacuation drills, generator testing and other scheduled safety activities, participates in the evaluation of these activities and planning for improvement, is readily available and takes actions as appropriate in emergency situations.Management - Service Coordination Works cooperatively with department manager and provides day to day departmental oversight to assure needs of clients and/or department are met by meeting identified goals, standards, and expectations for daily performance of departmental employees is consistent with facility policies and procedures. Demonstrates basic knowledge of facility human resource policies and procedures. Recognizes the strengths and skills of employees seeking opportunities to enhance strengths. Recognizes problems in effective employee performance or departmental functioning and works with department manager to intervene proactively and effectively to eliminate/correct problem. Provides feedback to the departmental manager for use in performance evaluations. Actively seeks ways to motivate and promotes employee awareness of their personal ownership related to departmental functioning. Works closely with department manager to identify employee learning needs.
